Laguna Beach Hillside Homes: When Vent Length Hurts Dry Time

Laguna Beach hillside homes are beautiful and impossibly hard to vent properly, and that single fact drives most of the dryer calls we run in the area.

In Mystic Hills, Top of the World, and the older homes along Bluebird Canyon, the laundry is often on a lower level or in a tucked-in interior closet. The vent has to snake its way out through 30+ feet of duct with multiple elbows. The symptom is almost always the same: clothes take two or three cycles to dry, and the owner thinks the heating element has failed.

Sometimes it has. Open coils on the element are not unusual at the 10-year mark. But more often the element is fine and the dryer is choking on its own exhaust. We’ve also seen cases where the thermal fuse is the right diagnosis but the fuse keeps blowing because the underlying vent issue was never addressed. Replacing the fuse alone in that situation buys you about a month.

On the gas side, hillside Laguna homes often have older Whirlpool and Maytag gas dryers where the gas valve coils are the failure point. One coil opens the valve to flow gas, the other holds it open, and when one weakens you get short flame cycles and long dry times. The coils are a $40 pair and a 45-minute job, but they’re worth diagnosing before replacing because the same symptom can come from a clogged flame sensor.
